  眼下,房产市场开始回暖,省城“炒房族”又活跃起来。

  “比炒股挣钱快,比炒股挣钱多,一年投入100万就能挣回 100万,投资最短一个月见效,最长两三个月,不用担心欠账,不用耗时间盯着。”日前,刚刚退出炒房圈的王 先生向记者揭开了“炒房族”神秘的面纱,他入行已近8年,目睹了省城房价的上涨,算得上“骨灰 级”炒房人。

  一年能炒15套一套挣个四五万

  “很多人以为济南没有‘炒房族’,其实济南不仅有‘炒房族’,而且就在我们身边,说不定你买的那套房就 是炒给你的。”王先生提起“炒房族”一脸平静,“这个行当真是一本万利,穷光蛋变成百万富翁的 有的是。”

  面对记者疑惑的眼光,王先生很不屑,“简单地说就是低买高卖,一套房子20万买到手,30万卖出去,转 手就挣10万,这是挣得少的,有的能翻番,一年投上100万就能挣回100万”。

  当记者问到一年一般炒几套房时,王先生想了想表示,一年能炒15套左右,一般三四个人一伙,共同出资收 房,卖出后分成,“一套房的利润最高能到 80% ,一般在10%到20% 之间,一套房挣个四五万块钱很平常”。

  “现在房价整体提高了,炒房的利润空间越来越小,原来一套房挣5万块钱都不炒,现在能稍微挣点就炒,好 房源是稀缺的,炒一套就少一套。”

  “ 炒房的黄金时代是2002年到 2004年,那时候市民对房价摸不透,主动找你卖房子,特别是一些房改房,自己交了几千块钱就买下来,往外 卖最多也就要个15万,其实我们能卖到三四十万。”

  “不要以为炒房族浑身上下都是名牌,他们穿的都很普通,开的车最好的是奇瑞、现代,有的开海马,不过更 多的是骑电动车。”

  王先生介绍,“干我们这一行的,文雅点叫‘投资客’,通俗点就叫‘房虫子’,一般手头都有上百万”。谈 到“上百万”,他顿了顿,“是现金,这一行都付现金,经常是骑着电动车拿着50万元现金去交易 。”

  炒房族到底是哪些人呢?“炒房的大部分都在房产中介干,这样有两个好处,一是有房源信息,二是掌握房源 行情。”

  王先生告诉记者,不要小瞧了很多小区的中介小门头,“小门头就起收集房源信息的作用,对炒房而言,掌握 好的房源信息就成功了一半。”

  “这个圈子里,炒房的都认识。”王先生从南到北、从东到西,列举了很多小区,“几乎每个小区都有中介, 这就是张网,好的房源漏不掉。”

  快进快出只炒“小”二手房

  炒房族到底炒什么样的房子呢?“炒新房那是做长线,炒二手房就是做短线,济南炒房族大部分炒的都是二手 房,这是和其他地方炒房族不同的地方。”王先生谈起自己的炒房秘籍时透露,“新房要签合同,房产证好几年下 不来,回钱速度太慢,一般都不炒新房。”

  炒房族把二手房分为三类,一类是面积在30至70平方米的,称为小房子;一类是70至 120平方米的,称为稍微大点的房子;120平方米以上的就叫大房子,“很少炒大房子,不好卖,一般都炒总 价不超过40万,最多50万的房子,面积在70平方米左右或者更小”。

  “三四个人凑钱一次性付款把房子买下来,然后稍微装修一下,最多两个月就能卖出去。”王先生表示,曾经 有个中介一次性把一栋单位宿舍楼买了下来,重新装修通上暖气后再分开卖,“听说那一次就挣了2 00万”。

  王先生介绍,炒二手房最大的好处就是挣钱速度快,从收房到卖房,整个过程最多不超过3个月,然后一套房 就能挣10%至20% 的利润,“一次炒上三四套房子,三个月下来一个人就挣七八万块钱”。

  炒房的关键是赚差价,而差价正是来自于低买高卖。由于炒房族都在中介干,买到房子后高价迅速脱手不成问 题,关键在于低买。

  王先生解释,先从市民手中买下一套房子,然后花200多块钱做个委托公证,证明房子属于他,然后再找下 家,一旦有人买,就直接把房子从原房主过户到买房人手里,交易的税费由买房人承担。
