I am regularly asked by friends and associates for advice on the key to successfully selling their property. The advice I give them is very simple; choose the right estate agent. This is never quite as simple as it should be, especially in Docklands where the area is saturated with estate agents.

One thing that never fails to amaze me is the way some clients decide to instruct an estate agent based on the fact that they have offered the lowest fee. In essence you are employing the services of an estate agent to broker the very best price and sales terms for your property. Anyone who is totally unable to negotiate their own terms of business successfully is surely not the right person to be negotiating terms on your behalf. Professional estate agents will do their research before attending valuations, they will know what else is currently on the market in your development or comparable developments, and they will know when you purchased the property and how much you paid for it. They will know what properties have sold recently in your development or similar developments. These days the internet is undeniably the biggest sales tool in the property market. Make sure you choose an estate agent that knows how to use it to their advantage. You are potentially paying your agent a large sum of money; make sure they are providing you with a professional service. If you go on to any property search engine it will be clearly obvious those agents that use professional images and those who have sent the office junior over to take some poor quality snap. Floor plans are invaluable in the Docklands market. Most potential buyers in this market are very busy professionals. They do not have the time or inclination to spend their very limited time, traipsing around endless amounts of unsuitable properties. Make sure your agent is providing potential buyers with the information they need, it will hugely reduce the amount of wasted time. Make sure your agent advertises on the website you used when you were looking to purchase.
The last piece of advice I can give potential vendors is trust your instincts. The person who values your property is an ambassador for the organisation they represent.
